These Terms and Conditions govern your use of the Stay Nestled website, properties, co-hosting services, and blog content. By accessing our website, using our services, or making a booking, you agree to comply with the terms outlined below.


Booking & Reservations

Reservation Confirmation:
All reservations are confirmed only upon receipt of full payment and are subject to availability. You will receive a confirmation email outlining your stay details.

Cancellation Policy:
Cancellation policies vary by property and are detailed during the booking process. Please review the specific cancellation terms before finalizing your reservation.

Payment Methods:
We accept major credit cards and secure online payments. Security deposits may apply and will be disclosed at booking.


House Rules & Guest Responsibilities

No Parties or Events:
Our homes are not suitable for parties or events. Violation will result in immediate termination of the stay without refund and potential fines.

Check-In / Check-Out:

  • Check-in: After 4:00 PM
  • Check-out: By 11:00 AM
  • Late check-outs without written approval will incur a $75 fee.
  • Unless agreed otherwise, these are the specific times.

Residential Use Only:
Properties are for residential lodging only. Commercial activity, photo shoots, or unauthorized gatherings are strictly prohibited.

Quiet Hours & Guest Limits:

  • Quiet hours: 10:00 PM to 8:00 AM
  • No unregistered guests without approval
    Violations may result in a $50 fee per guest and/or immediate cancellation.

Additional Rules & Penalties

No Smoking / No Pets:
All properties are smoke-free and pet-free unless otherwise stated.
Violations incur a $250 fine per occurrence.

Cleaning & Damage Fees:

  • Excessive cleaning: $150
  • Carpet/rug stains: $25 per stain
  • Trash left behind: $150 removal fee
  • Stolen towels: $20 each
  • Property damage beyond normal wear and tear will be billed at cost and may be deducted from the security deposit.

Security Deposits:
Some properties require a security deposit. This will be refunded after checkout if no damage or policy violations are found.


Liability & Responsibility

Liability Waiver:
Stay Nestled and affiliated property owners are not liable for accidents, injuries, theft, or loss of personal items during your stay. You assume full responsibility for the safety of yourself and your guests.

Short-Term Rental Compliance:
Guests agree to abide by all local, state, and HOA laws and regulations applicable to short-term rentals.


Co-Hosting & Property Management Services

Co-Hosting Agreements:
Stay Nestled offers property management and co-hosting services for short-term rentals. These services are governed by a separate signed agreement that outlines the specific scope of work, fees, and responsibilities. These Terms & Conditions do not replace or override those agreements.

Earnings Disclaimer:
While we strive to maximize your rental income and guest satisfaction, Stay Nestled does not guarantee specific revenue, occupancy rates, or outcomes.

Onboarding Process & Setup Fees:
New properties must complete an onboarding process. Setup fees may apply and are determined based on your property’s current condition and readiness.
